Listed & period buildings

Listed buildings have their own rules

We love listed buildings and have a great deal of respect for them, and we'll treat yours the same way. We renovate with care, improving the energy efficiency without causing moisture problems. Lime-based plasters, wood fibre and cork insulation, limecrete and hemp fibre are some of the vapour-permeable materials we use to keep the original building safe while making it more comfortable to live in. All are specified to satisfy a conservation officer and to keep the fabric dry.

“Working with Adam and the rest of the Eco-Renovations team has been brilliant. With his experience, skills and knowledge in period properties, it was clear he was passionate about this difficult build. Adam effectively became project manager for us and we could not be more grateful.”

If you already know what you'd like done, we'll happily price it. If you're about to upgrade a listed building and would like it warm and cosy, but aren't sure where to start or which materials the conservation officer will accept, the insulation survey is the place to begin.

Lime, properly done

Lime render, plaster and pointing, inside and out. Where cement has gone onto an old wall, we take it off and put lime back, so the wall can dry out again, and we match the finish that was there before.

  • Lime render, plaster and pointing, internal and external
  • Cork-lime insulating render where you'd like warmth as well
  • Rough-cast and dash finishes matched to what was there

Yes, a listed building can be insulated

Almost always, with the right materials in the right places. Where a wall is too uneven for a board, a cork-lime insulating plaster follows every curve of it. Where it's flat enough, wood fibre or cork board does the job, and floors can be rebuilt in limecrete over foamed glass.

  • Cork-lime insulating plaster where the structure is irregular
  • Wood fibre and cork where the wall will take a board
  • Foamed glass and limecrete floors, with underfloor heating if you'd like it

Dealing with damp

Some dampness is natural in most old buildings, but when it does need treating, what makes the difference is how you go about it. Damp-proofing, cement, chemical injection and hard renders are usually rejected by conservation officers on a listed building, and over time they can do serious damage to its structure. Letting the wall evaporate, and using materials that suit the building, is both allowed and a much kinder way to put the damp right.

  • Finding where the water is actually coming from
  • Leading it away from the building, with a French drain where needed
  • Taking off cement render, gypsum or tanking that's trapping moisture
  • Lime and vapour-open plasters, so the wall can breathe and dry

“I had severe damp issues across my 300 year old cottage in the countryside. I had tried everything, nothing was working and it was getting worse and worse. Eco Renovation came in and were one of the most seamless, professional, trustworthy and efficient companies I have ever worked with. There was consistent contact, updates and ongoing conversations during the works which made me to feel safe and truly involved. Nothing seemed too difficult for them and every problem was overcome seamlessly. Truly stress free with incredible results.”

If it's damp that's worrying you, the insulation survey covers it: we'll find where the water is coming from and set out how to put it right.

Questions people ask

Can a listed building be insulated at all?
Almost always, yes. What changes is which materials are acceptable and whether consent is needed - not whether it can be done.
Do you work on Grade I buildings?
Yes, as well as Grade II* and II, and on unlisted houses in conservation areas.
Can you work alongside our architect or conservation consultant?
Often we already are. We're happy to price from someone else's specification, or to write the specification ourselves if that's more useful.
